Situated on a larger than average lot, and, with some 2620 sq ft of living space, the villa is much larger and better appointed than some properties offered for holiday rental in the Orlando area.
The property is fully air conditioned throughout and ceiling fans are fitted in the principle rooms to assist in the circulation of warm and cool air.
The villa sleeps 12 guests very comfortably and a cot and highchair are also provided for the most important 'little ones' in the party.
A floor mounted safe is fitted in the villa for the protection of guests valuables, passports etc.
Please note that we operate a 'No Smoking' and 'No Pets' policy. Guests wishing to smoke are respectfully requested to do so outside of the villa.

Note: For the comfort and enjoyment of our guests, the garage area has been converted to form the Games Room / Bedroom #5 and this property therefore does not have garaging facilities.
There is however, ample drive-way for the parking of motor vehicles, there is however, ample driveway for the parking of Motor Vehicles |

Rental Prices vary according to a number of factors including :-
• Low, Mid or High Season.
• Number of Guests in the Party.
• Pool Heat Requirements.
• Late Availability.
• How far in advance the Booking is being made.

Finally, when comparing properties and regardless of whether or not you decide to book our villa, for your own benefit, please take time to ensure that the property you select will :-
a. be in a suitable location and ‘Faces the right way'!
b. provide the facilities that you require.
Location.
If it's Peace and Quiet that you want, enquire as to whether or not the property is within a partially completed construction site or whether or not it is located next to a busy main road.
Orientation.
If you like the sun, enquire as to whether or not the rear of the property faces South / West thereby ensuring afternoon / evening sunshine to the patio area?. You don't want to be sitting in the front garden in the middle of the afternoon in order to take advantage of the sun!
Privacy.
If privacy is desired, enquire as to whether or not the rear of the property is overlooked.
Proximity to the Attractions.
If you are going to be visiting the Theme Parks, enquire as to the location of the property in relation to the Parks – a 15 / 20 min. drive is usually considered to be acceptable.
Children's Needs.
If you have young children in your party, enquire as to whether or not such things as a Cot, High Chair and Stroller are available within the property and if so, are there any additional costs involved. ?
Communication.
If methods of communication are essential, enquire as to whether or not the property has facilities for free Local / National and International Telephone calls together with Internet access.
Entertainment Facilities.
If ‘Entertainment Facilities' are a must (whether it be for the Adults or the Children) enquire as to whether or not the property has facilities such as adequate T.V. and Video provisions, Games Room, Poolside Bar etc. Remember to ensure that the patio area is of suitable size and has sufficient patio furniture to accommodate the whole of your party.
Smoking / Pets Policy.
For those who have allergies relating to Smoking or pets, enquire as to whether or not the owners of the property operate a No Smoking / No Pets Policy.
Safe Facilities.
Does the property provide any form of ‘Safe' facilities for the protection of Guests valuables / Passports etc.
